Malaysia Pathways
Failure-mode guide
Property purchase ≠ stay rights
Ownership and immigration are different systems. Agents who blur them waste months and fees — and leave buyers without a lawful stay frame.
Failure modes
The myth
- “Buy a condo and you qualify for MM2H / PVIP.” Purchase may interact with some programme features when officially stated — it is not automatic stay rights.
- Using a sale and purchase agreement as if it were a pass application.
- Planning family relocation dates around vacant possession instead of principal pass approval.
- Assuming state foreign-buyer rules equal federal immigration permission.

What to do instead
- Choose the stay pathway first on the comparison matrix.
- Read current MM2H / PVIP materials for any property-related conditions — don’t take developer marketing as immigration law.
- Keep conveyancing counsel and immigration advice as separate tracks.
- If someone is already in Malaysia on a visit pass “until the SPA completes,” re-check status gap risk.

Official framing: Property regulation and immigration regulation are distinct. Confirm any property-linked programme conditions on official MM2H / PVIP / IMI sources only. Not legal advice. Not a government service.
